Policy & Politics
California's SB 9 and SB 10 continue to reshape the development calculus on legacy single-family parcels in Marin, particularly in Kentfield, San Anselmo and Mill Valley. Locally, design review boards remain rigorous — engaging early with the planning department and architectural review committees is essential for any meaningful renovation or ground-up project. Watch for forthcoming guidance on ADU streamlining and short-term rental ordinances at the county level.

Market Note
Rates have stabilized in a narrow band as inflation prints come in line with Federal Reserve targets. Buyers are increasingly favoring ARM products to bridge the spread on jumbo financing, while sellers benefit from a steady, less reactive buyer pool. Expect modest rate compression through the next quarter if labor market data continues to soften.
